the project

The new owners of this B-listed detached Victorian villa in an Ayrshire coastal town wish to renew and reconfigure their house. The plans, including adding an extension, aim to significantly improve the standard of living it offers while retaining its historic charm.

Our design includes creating an extension to house a large kitchen to the rear, featuring an open-plan layout with a convivial dining area as well as a relaxed day-room space with fireplace. This will be the hub of the house, in contrast to the retained formal lounge and dining spaces at the front of the property.

A new master suite will also be created on the first floor, including luxury dressing room.

Additional amends include an upgraded roof, and specially designed sheds for garden-furniture storage. New windows are also required to provide better thermal properties and replace those in disrepair, while remaining in-keeping with the property.

How we worked

A 3-metre extension into the garden and running the length of the house – to house the new kitchen area – will provide an open aspect to the garden, allowing a much more cohesive feel between inside and out.

The existing kitchen will be split to provide substantial utility and pantry rooms, ensuring the new kitchen is free of clutter, with plenty of open space to enable a feeling of airiness. This will be enhanced by the generous windows letting in plentiful feel-good natural light.

To provide better internal flow, some rearrangement is required, bringing in that all-important light and a more pleasing feel when inside the property. This includes relocating a WC and shifting the focus to the new spacious kitchen facing the garden.

Rewiring and replumbing, as well as introducing a more efficient heating system will all significantly improve the living conditions of the property, and give it a new lease of life for the future.

Success of the project

This home brings together our practice’s central skills of working sensitively on period and listed properties, while bringing them up to date for comfortable and pleasurable 21st-century living.

Reconfiguring and upgrading this pleasing Victorian seaside house will enable many years of more successful living in it. The changes will enhance the new owners’ lives considerably while keeping all the charming core elements of the period building at the forefront.
